Energy Management
We can help take you from energy audit to implementation. Building energy management and commissioning provides documented confirmation that building systems function according to criteria set forth in the project documents to satisfy the owner’s operational needs. Some of the benefits of commissioning are reduced energy use, reduced maintenance calls, lower operating costs, better building documentation, verification that systems meet owner’s requirements, and improved occupant comfort. Our energy management services include:
Building Energy Benchmarking
Using our proprietary energy analysis tool we analyze your building’s energy performance, which helps you understand how efficient or inefficient your building operates. This tool also helps us calculate your energy cost per square foot, and upon further on-site investigation, will help us calculate the estimated energy savings and return on investment.
Energy Star® Calculation and Certification
Energy Star® is the US Environmental Protection Agency (EPA) tool for comparing building energy performance to the national average. For California building operators, California State law AB 1103 requires that “commercial” buildings report their Energy Star® score by January 1, 2010 (The Bill is suspended for now). Any building that is fully leased by a single occupant, refinanced, or sold must disclose its energy score. Furthermore, the Energy Star® score is a critical component of LEED® for Existing Buildings Operations & Maintenance and should be calculated prior to remodeling efforts and pursuit of certification. An Energy Star® certified building is considered to be one of the top energy performance buildings in the nation.
Existing Building ASHRAE Level 1 and Level 2 Audits
We assist building owners with ASHRAE Audits that help produce critical building operation plans, systems documentation and displays giving the owner an opportunity assessment to help reduce reduce operating costs. ASHRAE Audits also satisfies the Energy and Atmosphere prerequisite and credits for LEED® Existing Buildings Operations & Maintanance v3.
Retro-Commissioning
Retro-commissioning is the application of the commissioning process to existing buildings. Retro-commissioning is a process that seeks to improve how building equipment and systems function together. Depending on the age of the building, retro-commissioning can often resolve problems that occurred during design or construction, or address problems that have developed throughout the building’s life. In all, retro-commissioning improves a building’s operations and maintenance (O&M) procedures to enhance overall building performance.
All forms of building commissioning share the same goals: to produce a building that meets the unique needs of its owner and occupants, operates as efficiently as possible, provides a safe, comfortable work environment, and is operated and maintained by a well-trained staff or service contractor.
Capital Improvement Budgeting and Project Management
If you’re looking to improve your facility through ongoing retrofits and replacement projects, we can help you identify, strategically plan, budget, bid, and manage those projects.
